In the first few years, the majority of Pad to Pad’s business came from working with first-time buyers. We are very thankful to those that put their trust in us before we had the experience to back it up. It is a rare and pure joy we get to see on a first-time buyer’s face, when we tell them – “the offer was accepted, you got yourself your first home!”

“I am often told by those that work with me that I have a calm, patient and hard-working approach to making sure you are in a full-knowledge position before making the decision to buy.”

Before we meet, we like to leave you with a home-buyer’s package full of information you need to know. This will prepare you for any questions or concerns you may have before our first meeting. Next, we will arrange a private property viewing tour. We can pick you up, and together we will begin to explore your options.

Please send one of us a quick note with your address, and we will do our best to drop off a Buyer’s Package for you at your doorstep within 24 hours. If you fill out the attached home-buyer’s wish list questionnaire, we can then begin sending you custom MLS property listings, as soon as they become available.

When you find a property you’re interested in purchasing, we will show you three things before you decide on a price to offer: First, we will show you the price of when the property last sold, and the percentage increase of the market since then; next, we will show you all the house sales on that street or condos in that building over the last two years; and third, we will show you the 4 most recent and best comparable properties sold within the last 2-3 months. We also have many contacts to offer you when it comes to real estate lawyers, mortgage brokers, insurance people, and home inspectors.

Good luck with your search. With hard work, being prepared, staying focused on what you want, and dedication to having a constant watchful eye on the market, there is a deal to be had, just around the corner.

Please be in touch sooner than later. We look forward on congratulating you on taking your first step in finding your new home.

An Accredited Buyer's Representative stands out in the crowd. If your realtor holds the ABR designation, you can trust that they have the extra edge when it comes to KNOWLEDGE AND EXPERIENCE.

Save

The ABR designation is only awarded to licensed real estate professionals who complete specialized training that gives them the edge in understanding a buyer's perspective and protecting and promoting their buyer-clients interest. Before earning the ABR designation, buyer's reps must also demonstrate proven experience in representing buyers. Further, they are committed to maintaining their professional edge by staying current on the latest issues and trends in buyer representation.

When you work with an ABR, you'll be served not sold. Your interests become their interests. They'll make your home buying experience go as smoothly and successfully as possible.

You can expect your ABR to:

  • Understand your specific needs and wants so that you will only view appropriate properties
  • Preview and accompany you in viewing properties
  • Advise you in formulating your offer
  • Help you develop your negotiating strategy
  • Provide a list of qualified vendors (inspectors, lawyers, etc.)
  • Keep track of all the details throughout the entire transaction---to completion, possession and beyond
